Paulson Sends Real Estate Investors a Waffle!
Yesterday Secretary Hank Paulson and the Feds did an about face of sorts. Releasing new information and a major shift in how the TARP program or “Troubled Asset Release Program” would be implemented. The major shift in the 700 billion dollar program is away from buying up the so called “Toxic Assets” of US Mortgage lenders. Those Traditional and sub prime loans that have driven our economy to the brink.
It’s fascinating that this shift is toward backing away from acquiring these so called toxic assets, This was the original reason for the bail out to begin with. It should be mentioned that the European version of the financial bailout in Britain was considerably larger monetarily than the US bailout and that the British economy is considerably smaller than the US.
One item that differentiates the two programs is that the Europeans made it mandatory that these institutions lend that money, a condition that the US failed to implement.
Therefor one must suppose that the Feds felt a change, moving away from these toxic securities, was a good idea in hindsight. This flies in the face of all the arguments used to justify the bail out in the first place. We were told that these assets would be bought and sold by the government to regain the lost funds that were given to these lenders.
As Real Estate Investors many of us felt that with the government buying these assets we could have built our businesses around purchasing homes at excellent discounts directly from the Fed. Well it appears that’s not going to happen, So what now?
I believe at this point we’re back to dealing with the lenders directly via short sales and REO’s, certainly from the begining their was no relief for the homeowner in the original bail out plan, only relief for the lenders. It appears today that the Feds will implement a plan where the lenders will receive bailout funds in return for an equity position in the bank, assuring the government and taxpayers get their money back. This is assuming that these lenders stay in business!
I’m not sure I like the idea of the Government owning a piece of all these lenders. After all it was the Government that got us into this mess with Fannie May & Freddie Mac with a lot of help from Acorn and Senator’s Barney Frank And CT. Senator Dodd!
I’ve experienced quite a bit of resistance from lenders of late with my short sales. I suspect they were waiting on the Fed. to purchase these assets so as not to have to deal with them. If you have any short sales on the table right now I suggest you get back on the phone with your loss mitigators. Tell them Uncle Sam “ain’t buyin” and see if you have better luck this time around!
